Indoor Air Quality Investigations and Testing
Although contaminants in the air are usually invisible, the causes of the contamination are often visible to a trained investigator.
Lynch Building Inspections Services is trained and certified by Canada Mortgage and Housing Corporation (CMHC) to find these causes and to recommend remediation plans that blend the best of building science and practicality.
Lynch Inspections is the only certified Indoor Air Quality (IAQ) Investigation Company in the Kootenay and Boundary regions of B.C. The purpose of an IAQ Investigation is not to identify the types and quantities of moulds or other biological or chemical contaminants present, but to identify the causes of poor IAQ and recommend solutions.
However, there are circumstances in which it is also useful to identify the types and quantities of moulds present to determine if the building conditions are causing an "amplification" of moulds compared to normal outdoor air.
Sometimes a short term cause of moisture or high humidity such as a “grow-op” or a flood no longer exists while the amplification of moulds may continue. We use specialized air sampling equipment, and certified laboratories to analyze the results.
Building Code Analysis

Our staff is certified by the BC Building Officials Association of BC to review building plans for new residential, commercial and institutional buildings of all sizes for compliance to BC Building Code specifications.
Additionally, we offer Code analysis for owners of existing commercial and residential buildings involved in strata conversions, renovations for "change of occupancies" and additions to existing buildings.
Litigation Assistance and Expert Witness Services
If you are involved in a legal action concerning any type of building or construction project or building inspection dispute, we offer expert written report services with objective evaluations based on construction industry standard practices and Building Code analysis.
